The big picture: one move, run on a plan
Selling a home is not the hard part. The hard part is selling this one and buying the next one without landing in between: no double payment, no month in an apartment, no equity lost to bad timing. That is the move most Casper agents will not touch. They take the listing, or they find you the next house. We do both, on one plan.
That plan is the Strategic Move-Up Blueprint. It runs your whole move as a single, calendar-driven sequence, and it exists to protect three things: your net, so equity is not lost to bad sequencing; your timing, so there are no double payments and no interim apartment; and your calm, so inspection surprises get handled with a plan instead of a panic.
Under that Blueprint sit two engines. E.P.I.C. is how we sell the home you have. R.E.A.L. is how we get you ready to win the one you want. The sections below walk the selling side from start to finish. One thing to know going in: the first seven to fourteen days a home is live are the most attention it will ever get. Everything before launch exists to make that window count.
Prepare: the 14-Day Prep Sprint
The work that decides your sale happens before the sign ever hits the yard. It starts with a clarity call. We map your equity and build a real net sheet, so you can see where you actually stand and what this move puts in your pocket, not a guess. Then we build a calendar-driven game plan and lock the timeline, so every vendor and every date is set before we go public.
From there, the 14-Day Prep Sprint. In those two weeks we line up the vendors, book professional photography, video, and drone, give you room-by-room staging guidance, and write the pricing rationale. Most Casper agents skip this part and list the day they pick up the keys to the lockbox. That is exactly why so many homes lose their momentum in week one and never get it back.

Every listing gets a documented pricing thesis grounded in Casper-specific data: comparable sales, days on market, buyer behavior, and the price points buyers actually respond to. How we sell your home, and set up your next move
Present: what a buyer sees first
A buyer decides with their thumb long before they decide with their feet. By the time someone walks through your front door, they have already made up half their mind from a screen. So we control what that screen shows.
Every listing gets professional photography, professional video, and drone. Not phone photos, not a slideshow. The home is shot and framed to sell before a single image goes public, because perception creates value and we would rather build that perception on purpose than leave it to a bad camera and good luck.
Then there is the part no other agent can copy: me. Alongside the polished video, I make a whole run of off-the-cuff videos in my own style for reels and TikTok. Buyers do not just see your house, they meet the person selling it. That is how a stranger scrolling at nine at night turns into a showing on Saturday.
Position: pricing you can defend
Most agents hand you one number and call it the price. We hand you three strategies and let you choose, because pricing is a decision about what you want, not only what a home is worth.
Plan A tests the ceiling: we list at the top of the range for a seller who wants to reach for the highest possible number and accepts the risk that comes with it. Plan B matches the market: the realistic price where the most buyers are already looking, and the default when you want a clean, strong sale. Plan C prices to create competition: a number set to pull buyers in and let them bid it up.

Market: how your home actually gets in front of buyers
This is where most listings quietly stop and ours are just getting started. Casper does not have a formal "coming soon" status, so we make our own. We list the home early and start talking about it before it is fully ready, which means our mouth is the coming soon sign. By the time it is truly on the market, buyers are already watching for it.
The engine underneath is video. Professional video on the listing, plus short-form video going out constantly and repurposed to every platform, so your home shows up where buyers actually spend their time. On top of that we run paid ads on Facebook and Instagram, pointed at two groups on purpose: people who looked at a home at your price about six months ago and are still out there, and people who are only now starting to look. Those ads drive straight to the website, where a buyer can see every photo of your home in one place. On TikTok and YouTube we run ads too, and both pull heavy organic views on their own.
The first Sunday after your home lists, we hold the open house. That is when the home is freshest and the traffic is highest, and we promote it across social and every website the MLS feeds. Then we go to the neighbors. We send between five hundred and a thousand postcards around your home, sized to the postal code, because neighbors are some of the best buyers you have. They already love living there, and they usually know exactly who has been wanting in.
Negotiate: protecting your net
When the offers come in, the job is not to grab the first signature. It is to protect what you actually walk away with. We manage the offer, the inspection, and the appraisal as one connected process, with your net as the target the whole way through.
Offers get read for more than price: terms, timing, financing strength, and what each one really costs you once the dust settles. Inspections are where a lot of deals get shaky, so we handle them with a plan instead of a panic, and we keep the negotiation pointed at the number that lands in your account, not just the number on the front page of the contract.
This is also where selling and buying start to move together. If you are buying your next home in the same stretch, we time the two sides so one does not blow up the other, and we keep you steady through the part that makes most people nervous.
Close: keys, and the move up
The last stretch is where a move-up either lands softly or turns into a scramble. We plan it so it lands softly. We map your equity, lay out your real options for handling both sides at once, and time the closings so you are not paying for two homes and not caught without somewhere to land. When it helps, we line up a bridge loan. The point is simple: you know your choices going in, and the timing is handled on purpose instead of by luck.
Then comes the part this whole thing is named for: you move up. New keys, the right house, on your terms instead of the market's. That is the level-up moment, and it is the one we are working toward from the first phone call.
